Presumably, when a homeowner entrusts the marketing of their property to local estate agents, it is because they have confidence in their selling abilities. With this in mind therefore, it is surprising that so many sellers remain in the house when a viewing is taking place or, even conduct the viewings themselves.
In almost all cases, this is the worst possible way to present a house. In all honesty, the best estate agents will recognise this and do everything they can to ensure they take people to view the property, and that the vendor is not around.
The reason for taking this approach is quite simple. In essence, it is all about putting the potential buyer at ease, and making them feel comfortable. With the current owner hovering at every turn, this is just is not going to be possible.
To be brutally honest, viewers of properties like to be nosey and judgemental. They need to be able to express their honest opinions as and when they come to mind and, often, this opinion will be critical of the way things are presently done and how they would change them. With the owner there, this process will not take place, their imaginations will not work and they will not see themselves living there.
So, in essence, when selling a home it really is best for everyone involved if the owner simply takes themselves away for a while. It could be a good time to pop to a friend's for a coffee, soak up a little retail therapy, or even view a property for themselves; just as long as it is something away from the home.
